Terms of use

The rules for using this website, and what our estimates and the violation lookup are and are not. If you hire us, the signed contract for your job governs the work. This page governs the website.

Who you are dealing with

This website is operated by Chicago Code Pros, trading as Chicago Code Pros, a building repair contractor working in Chicago and the surrounding suburbs. Using this site means you accept the terms on this page. If you do not, please do not use it.

We carry contractor licensing and general liability insurance appropriate to the work we perform, and we will give you the licence and certificate details in writing before you sign anything. Ask at any point and we will send them.

The violation lookup, and what it is not

This site lets you type an address and see building violations recorded against it. That tool reads a copy of the City of Chicago's published violation data that we refresh periodically. It is offered to help you understand your situation.

This is not the official record, and it is not legal advice

Our copy can be out of date, incomplete, or wrong about your property. It does not show compliance dates, hearing dates, accrued fines or anything filed since our last refresh. Never rely on it to decide whether you have a deadline. The City's own records and the notice you were served are the only authoritative sources, and a lawyer is the only source of legal advice about them.

If the tool shows nothing for your address, that does not mean your property is clear. It may mean we could not match the address, or that the lookup failed. Check with the City.

We are contractors. We can tell you what work will close an item and what it will cost. We cannot advise you on your legal position, represent you at an administrative hearing, or predict what a hearing officer will do.

Estimates and pricing

Estimates are free and carry no obligation. We come out, look at the actual building, and give you a written price.

Any figure shown on this site before we have visited is an illustration, not an offer. The only price that binds either of us is a written estimate signed by both parties. Masonry in particular hides its condition until it is opened up, and any contractor quoting your building from a photograph is guessing.

If the price has to change

If we open the work and find something the estimate did not cover, we stop and tell you before doing anything about it. You decide. We do not carry on and hand you a bigger bill at the end. Any change is put in writing and signed before the work continues.

If you hire us

The work is governed by the signed contract for your job, not by this page. Where the two differ, the contract wins. Nothing here reduces any right the contract or Illinois law gives you.

Your right to cancel

For work at your home arranged anywhere other than our own place of business, Illinois law gives you three business days to cancel in writing without penalty and without giving a reason (815 ILCS 513). Your contract will carry this notice, and we will honour a cancellation within that window even if the paperwork went astray.

Your contract will also carry the written estimate, the payment schedule, and our insurance details, because Illinois requires a home repair contract over $1,000 to be in writing and to name the contractor and its address.

What we do and do not promise about outcomes

We will do the work needed to correct the items on your notice, document it, and meet the inspector. We do that on every job and it is what we are for.

We cannot guarantee that the City will close your case on a particular date, that a hearing will be dismissed, or that no fine will be imposed. Those decisions belong to the Department of Buildings and to the hearing officer, not to us. Any contractor who promises you a specific legal outcome is promising something they do not control.

Workmanship warranties, where they apply, are set out in your contract. They cover our work and not pre-existing conditions elsewhere in the building.

Using this site

Please do not:

  • scrape, bulk-download or systematically harvest the violation data or the address lookup;
  • use automated tools to submit forms or generate inquiries;
  • attempt to interfere with the site or gain access to anything not intended to be public;
  • use anything here to harass a property owner or to solicit their business.

The lookup is rate limited for these reasons. If you have a legitimate research need for the underlying City data, it is published by the City and you should get it from there.

The words and photographs on this site

The text, photographs and design here belong to Chicago Code Pros. The job photographs are of our own work. Please do not present them as your own.

The underlying violation data comes from the City of Chicago's published records and is the City's, not ours. Our analysis and presentation of it are ours.

Limits on liability

This website is provided as it is. We work to keep it accurate but we do not warrant that it is free of errors or always available.

To the extent the law allows, we are not liable for indirect or consequential loss arising from your use of this website, including any fine, penalty or missed deadline resulting from reliance on the lookup tool rather than on the City's own records.

What this does not limit

Nothing here limits our liability for the work we actually perform on your building, for fraud, for personal injury caused by our negligence, or for anything else that cannot be limited by law. Those are governed by your contract, our insurance and Illinois law.

Governing law

These terms are governed by the law of the State of Illinois, and any dispute belongs in the state or federal courts sitting in Cook County, Illinois.

If something goes wrong

Call us first. Most problems are a misunderstanding about scope and are fixed the same day. Ask for the owner if you are not getting anywhere.

You also have the right to complain to the Illinois Attorney General's Consumer Fraud Bureau or to the City of Chicago Department of Business Affairs and Consumer Protection. We would rather you gave us the chance to put it right first, but that right is yours and we will not ask you to sign it away.

If any part of these terms is found unenforceable, the rest stays in force. Failing to enforce something once does not waive it later.
